Whether we realize it or not we live in an HGTV world. We want perfection. We want cheap. We want easy. We want what we see on TV and social media. Everything looks perfect, doesn’t it?
Well, believe it or not, this social world we find ourselves in has had a huge impact on homebuyers, and not always in a good way.
Addicts want a quick fix and some buyers are not making smart decisions when all they crave is perfection in the moment, not the long term.
We all want a home with a gorgeous kitchen and fabulous bathrooms, and sometimes we find that in a great home, but not always in the best location.
The "wow factor" buyers see on home renovation shows sometimes has them making poor choices in the real world. Buying the pretty and not the practical is a foolish mistake.
Much like an addict, some are totally focused on the quick fix! Some don’t think about the long-term financial impact of their decisions.
Let’s break it down as simply as possible- you can update a kitchen, but you can’t change the location of your home!
10 years from now, will your kitchen still be on trend? Will it still be the beautiful white and grey dream kitchen you thought you’d never outgrow? Probably not- trends change and so do our personal style preferences.
Most items and décor in your home with depreciate over time. But what will always appreciate is your property and your location if chosen wisely in the first place.
The best locations are sold first and for highest dollar. So even though the TV addict in you wants the home with the amazing kitchen in the ‘ok’ area, the smart you knows buying the home in the better location is the right choice.
One thing some buyers forget when they are on the initial hunt is paying attention to resale value. This should absolutely be a concern when buying your home. You want to know you are buying in an area that has only seen an increase in home sales profit rather than a decrease.
Of course no one can predict the future of the real estate market, but paying attention to details other than the ‘wow factor’ of a fully remodeled home in a less than desirable location, will only make you a very smart buyer and not land you rehab!
